We interviewed Nipun Dubey of HappiNest.AI, an AI leasing platform that automates lead response, qualification, tour scheduling, and follow-up for property management companies through deep PMS and listing portal integrations.

Please provide a brief one-liner about your company.

HappiNest.AI is an AI leasing platform that automates lead response, qualification, tour scheduling, and follow-up for property management companies through deep PMS and listing portal integrations.

What were you doing previously, and what inspired you to launch your company?

Before launching HappiNest.AI, I worked in industries that had fragmentation and room for impactful innovation, such as EdTech. I helped large organizations streamline complex workflows through data, automation, and partnerships. That experience, combined with my co-founders and I directly facing the pain of outdated and manual leasing processes on our own properties, inspired us to build an AI platform that could eliminate those inefficiencies and empower teams to operate with speed, precision, and insight.

What pain point is your company solving? What gets you excited to go to work every day?

We’re solving the biggest pain point in residential real estate leasing: slow lead response and inconsistent follow-up that cause lost revenue and high vacancy. What excites me every day is seeing AI turn those gaps into real outcomes: faster responses, more tours, and better occupancy for property managers who finally get their time back.

Name the biggest challenge you faced in the process of launching the company. How did you overcome it?

Our biggest challenge was balancing product development with enterprise integrations while validating real customer demand. Property management systems are complex, and earning access to their APIs took persistence and credibility. We overcame it by building strong relationships with partners like Rent Manager and Zillow early, delivering consistent technical excellence, and running design-partner pilots that proved value and built trust before scale.

Where do you see your company headed next?

We’re focused on scaling nationally through our integrations with Rent Manager, ResMan, Zillow, and CoStar, converting pilots into long-term contracts, and expanding our AI leasing analytics platform to become the industry standard for leasing automation and performance intelligence.

Give us a tactical piece of advice that you’d share with another founder just starting out.

Start by validating your problem deeply before scaling your solution. Talk to customers frequently, document insights, and let real pain, not assumptions, drive your roadmap. Momentum comes from focus, not speed.

Florida has become home for our founding team. Our CEO, CTO, and COO all moved here from out of state years ago and have since built deep roots in the local tech and real estate community. We chose Florida for its thriving innovation ecosystem, strong real estate market, and the collaborative support of organizations like Embarc Collective and Tampa Bay Wave that make it an incredible place to build and scale a company.
